When it comes to preparing your house for sale or to welcome guests at Christmas the old adage ‘less is more’ comes into play. You only have one chance to make a good fi rst impression, and never more so than during the holiday season!

When your viewers or guests arrive make sure they are greeted by a warm, welcoming home where they can hang up their coat and relax in plenty of space created after you have had a serious de-clutter and deep clean. Once the house has been cleared of a year or more’s worth of old magazines, unused toys, outgrown clothes, etc. you will have free surfaces to either leave free or decorate with small vignettes of Christmassy things. Try to keep colours neutral, non-garish and natural - this will give a lovely harmonious setting for your guests and viewers to fall in love with your home.

I suggest lots of real foliage, pine cones and choice baubles with fresh fl owers, either pot plants or for the more ambitious, fl ower arrangements. These will need constant watering and replenishing over the holiday as, with the heating on, they will be more prone to wilting. Cut lower branches off and a couple of inches from the trunk base from your Christmas tree and place in a galvanised bucket, fi ll the bucket up with gravel and then keep topped up with water. A tree needs between 2-3 litres of water a day if you want to keep the needles from dropping. Vanilla candles in hurricane lamps with coffee beans will give a gorgeous subtle fragrance throughout the house without being overpowering.

If you are having guests to stay now is the time to give your spare room a quick make over. Clear it of clutter and if you don’t have a spare bed there are many solutions on the market from blow ups to sofa beds. Your guests’ comfort and warmth are important but don’t forget to add lighting, texture, window coverings and the little touches that make a guest feel cherished! Think hotel luxury.
