I recently spent three days in London watching the world’s greatest athletes astonish everyone with their skill and dedication. The city rose to the occasion too - the parks were beautiful, not a single piece of litter to be seen, the roads and trains were spotless and everyone’s enthusiasm was palpable. London could not have looked or felt better if you
were there or just watching from afar. A perfect experience!

If you are selling your home you want to achieve the highest price by leaving all the viewers in no doubt about how this could be their perfect future home. To do this you need to do what was so beautifully demonstrated at the Olympics - creating a clean, tidy and welcoming environment is all that is needed to achieve Gold in the property market as well.

To reach the Olympics athletes need to do much hard work and preparation; the same is true if you want the best price for a house. So if you decide to sell, start early. It takes time and effort, whatever ‘reality’ television would like you to believe. Now is the perfect time to start for selling in Spring 2013. Here are a few hints and tips to help you. If you feel it is all a bit much then call me and I will be delighted to help devise a workable plan of action.

10 Tips To Help Sell Your Home That Could Make The Difference

Exterior:
1 Look at your home from the street, as prospective buyers will see it as they approach.
2 Wash the windows.
3 Trim shrubs and bushes, especially those that block the view of windows or attractive
features.
4 Move rubbish bins, toys, kennels, outdoor equipment or anything else that may detract
from the fi rst impression. Remember that they are looking for their future in the house,
not what you do with it now.
5 Cut the lawn regularly and keep fl owerbeds tidy and weed free.

Interior:
1 Make the entrance hall area appealing by cleaning and/or painting. Remove coats, boots and shoes.
2 If you have pets, put them into kennels or give them to friends at viewing times. Many
people don’t like dogs or cats or the smell of pets.
3 Remove all clutter, bits and pieces and excess furniture; but don’t store it in the garage or stuff everything into cupboards. If buyers see wardrobes stuffed to the gunnels (and they will look) they will think the house too small for them. Use this as an excuse for a clear out.
4 Pack away personal items such as trophies, photos, and memorabilia. Buyers are looking
for their new home; leaving out your personal items is a psychological barrier for them.
5 Clean thoroughly! Most of us are too involved in our homes to be able to look at them objectively; an outside pair of eyes is essential to achieving the best price for your house.
